1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at admin@universityliving.com, at any time during the 7 days after your signed license to occupy agreement has been received (the “7 Day Cooling-Off Period”). 

2. Provided the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your License to Occupy Agreement unless a replacement Tenant is found for your Room or you enter into a new License. If a replacement Tenant is found for your room before your start date, we will release you from your License Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant. 

3. No Place No Pay – applicable to 1st year students only. If you are a prospective first year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of: a written rejection letter from your chosen university/college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved; or a copy of the proof of acceptance of your new university by UCAS adjustment. 

4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to admin@universityliving.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

5. We understand that booking a room in student accommodation can be a big decision. We also know that bookings are often made before you know your exam results, or your personal circumstances may change unexpectedly prior to you moving in. This policy sets out the process for requesting a cancellation and the fees involved. 

6. Assurance to all our Students 

Due to the Coronavirus Covid-19 pandemic, we recognise there is a lot of uncertainty for students. At 191 Kings Road Student Living we are committed to being as flexible as possible. If you book your September 2020 accommodation with us and your course is cancelled due to coronavirus, we can cancel your booking if you provide us with sufficient advance notice.

Instead of cancelling your contract, you may change the date of your arrival to be in line with the start of your university start date. You will not be charged for the weeks that you are not living with us before your university starts.  

9. Travel 

If you are unable to travel to the United Kingdom due to government travel restrictions resulting from the Coronavirus Covid-19 pandemic, you will need to provide evidence from the Government in your home country supporting this which is current at the time of your cancellation. We ask that you please provide this translated into English. Please let your residence know as soon as possible that you would like to cancel your contract and no later than 14 days before your tenancy begins. This must be accompanied by the supporting evidence that you are restricted from travelling in order to cancel your booking. On receipt of notification that you cannot attend, and with the correct evidence, your booking will be cancelled in full and we will refund all payments made for your 2020/2021 academic year booking. If you do not provide evidence in line with this timescale, you will be held to the terms and conditions of your agreement and liable for all accommodation fees. 

10. Visas 

If you are due to travel and begin your stay, but you are unable to obtain a Visa due to travel restrictions, or your country’s Visa offices being closed, we will try to hold your room for you while your Visa is being processed. Please let us know as soon as possible if you are unable to obtain a Visa for these reasons. We can cancel your booking if you have applied for a Visa and it has been refused, please let us know, with evidence within 5 days of your visa being refused if you wish to cancel for this reason.
